Protect Your Investment

It’s a legal requirement for all investment properties to be fitted with fully operational smoke alarm. Current legislation states that landlords must test and clean smoke alarms, ensuring that flat or nearly flat batteries are replaced immediately. Any smoke alarm nearing the end of its service life or deemed faulty must also be replaced. These duties, under the law, are the responsibility of the agent or landlord and not the tenant. A fine may apply for not installing smoke alarm, but the real penalty may be a life.

Annual Service

  • Inspect and clean all existing smoke alarms at the property
  • Test sound output
  • Check connections to ensure they meet Australian standards
  • Service, clean and maintain smoke alarms as required by legislation (replace battery if required)
  • Replace with new alarms if required
  • Complete a test of your safety switches while on site.

Frequently Asked Questions

The owner of the property is legally responsible for the installation of the appropriate smoke alarms. Not installing one may attract a fine. These are the minimum legislative requirements for all residential properties:

  • Homes owned prior to 1 February 1998 require a replaceable battery powered smoke alarm
  • Homes purchased on or after 1 February 1998 require (within six months of purchase) a 240V hard-wired or a 10 year life lithium non-removable non-replaceable battery powered smoke alarm
  • Homes built on or after 1 January 1995 require 240V mains powered alarms.

There may be two reasons for a chirping or beeping alarm.

1. Low battery

  • If the alarm starts beeping once every 40s, the backup battery needs replacing.
  • If you wish to replace the battery later, press the test/hush button to snooze for 10hrs.

2. False alarm

  • If it goes into alarm with no smoke present, firstly identify the unit which has triggered; follow the sound or look for the flashing RED LED.
  • If the alarms have stopped sounding before you could identify the alarm that triggered, look for the alarm which has the RED LED flashing once every 2 seconds. (it will do this for up to 72hrs)
  • Vacuum this unit to clean dust or cobwebs. If later it still false alarms, call an electrician to check the alarm.
